Have drank a pot of coffee this morning already...getting ready in a bit..going to take a 2nd look at the house at 2pm..I'm a big ball of nerves and sick to my stomach already...

We made an offer today, and recieved a counter offer around supper time..we made another counter offer and should find out tomorrow if he will go with it or counter with something else. We are hoping he will go with it, there is supposed to be someone viewing it on Friday, so we would love to agree on an offer before then!

Thanks..now we just need to agree on an offer before Friday and wait for the appraisal amount from here hurries up and gets back to the bank so they can get rolling on selling this place. We don't have a down payment unless we sell.

Tell me if we did okay..he originally was asking 139,000. We started at $115,000. $118,000. if he wanted to throw in some equipment he had in the garage. He didn't want that included in the sale, but he came back with $130,000. We countered with $125,000. and asked him to pay half of the closing costs....we will find out his reply tomorrow..

The realtor seemed to think it was a good strong counter offer and sounded positive..we still have another counter offer if need be..but we are hoping we don't have to.

unless you absolutely have to have this house... stick strong with 125,000 and half the closing costs... maybe I watch to many "get this house sold" or first time buyers (although I know you're not) on HGTV... and people start low and keep countering, and if the seller is anxious, they'll give (on a personal note... when we sold in MI... after having been on the market for 3 months and knowing our house in KY would be ready... we took much less than what we wanted, just to get out from under!)

This one has been on the market for a year and has had only one offer. The offer was too low and when the seller countered the prospective buyer did not want to counter back. On the other hand there is a person who made an appt to view the house on Friday..so I don't know if he will stall to see if they decide to make an offer after looking or not..but if he does there is nothing I can do about it..

The suspense is killing me. I know he works during the day as a manager at a store in the mall in the next town over. So I don't imagine the realtor will bother him at work with the counter offer. More than likely we will have to wait until dinner time tonight..though he does have 48 hours to answer..

It's killing me too. I think the guy would find time to call his realtor and find out if his counter was accepted. I mean, this is a big deal to him, too. His house has been on the market for a while now!

My sister's house has been on the market for about 2 years now. It's a nice house..there just aren't a lot of people looking for houses right now..

People are looking, but they are also holding onto their money. My Daad's house has been for sale for over a year, and he is taking a bid for just over the payoff. He will lose money, but get out of the note, and a house in a less than desirable neighborhood.

125K seems like a reasonable counter to 130K. Of course this is going ever so much faster than I'd be able to handle emotionally. I'd be so anxous about not having time to really look at all the houses on the market, not having time to choose at my leisure, and about the risk that in the rush I'd overlook some major problem. But you've already got a buyer for your current house so you need to move quick. It's just more than I could stand, though.
I thought you guys were trying to stay under 90K? Did you work out a different arrangement with the bank?

We were hoping since it was a "buyers market" that we could get a good deal and have a nice low mortgage payment. But once we started looking around and saw what we'd be getting for under $90,000. then we reconsidered. We won't be strapping ourselves terribly, its just a higher mortgage payment then we initally wanted to pay. We were pre- approved for way more than that.. I know it's all going fast..but there aren't many listings around here that have everything on our "want" list. This is a small community. This one has it all..and I can see it being my last house. Emotionally it is quite a roller coaster to have everything happen so quickly and worried that things won't fall into place in the right order.

That makes sense. I'm sorry you couldn't find something you liked in your price range, but sometimes that's how it is in a small town.

and waiting...lol...my realtor called a couple minutes ago. I guess he called the listing agent and told her that he was still thinking about it..so we have to wait a bit longer I guess.
